West Village Photos

As you know, I’ve been harping a lot on the new restaurants and retailers in West Village in Smyrna. I’m just really impressed with the way things are shaping up over there, and you all know how I feel about Blue Moon Pizza.

I’d like to thank Dina, who is the Director of Marketing over at Monte Hewett Homes, for sending me a bunch of photos of the buildings in West Village. These go very well with my construction pictures I snapped back in December. Dina sent me many pictures (I’ll share the rest with you later), but these first few are of the retail shops near the Atlanta Road entrance.

Shops Open At West Village

Some of the retailers and restaurants have recently opened in Smyrna’s, West Village. You can now shop, have a drink or eat at Five Guys Burgers, McCray’s Tavern, Starbucks Coffee, Je Belle’s formal boutique, Nora’s Place with fine arts and crafts, Palo’s Shoe Gallery, Pashmere Ladies Boutique and Blue Moon Pizza.

Now, I just had lunch at Blue Moon Pizza and let me tell you how much I enjoyed it. We ordered two Specialty Moons (Do I really need to explain this one?) to share. We tried the Santa Fe Chicken and the Luna. Both were great, but the Luna was fabulous. I highly recommend it.

I posted a while back when the tenant picture at West Village was a bit fuzzy and we knew what kinds of retail tenants would occupy West Village, but not exactly who. After receiving an e-mail from a reader who asked if there would be a sports bar included, I figured I would, once again, give you a West Village update.

Building One Has Sold Out At The Flats At West Village

West Village is still the talk of the town when it comes to mixed use or live, work, play communities. Above is a picture of The Flats at West Village. Building One has been sold out and pre sales are now being accepted for Building Two.

Pre Sales Have Begun For Single Family Homes In West Village

Presales are now underway at Monte Hewett Homes’ West Village, a 60+-acre oasis of single-family homes and townhomes in Smyrna near Atlanta Road and I-285. The homes, which are priced from $400,000 for townhomes and from $600,000 for single family homes, are arranged around West Village’s shopping and dining venues, evoking an old-time downtown feeling in the community.

The single family homes are located within the Gateway Park community of West Village, and the first of these homes will be completed in late December. Homebuyers can choose from multiple plans in Gateway Park, all of which vary in style and offer a wide array of features, including first-floor living or study areas in addition to family rooms, dining rooms and kitchens with spacious breakfast areas. The homes have three or four bedrooms and large walk-in closets in the master bedrooms. First- and second-level covered porches are available per plan and add to the homes’ spacious appeal. When complete, West Village will have more than 70 single family homes.

Town Park at West Village will have 115 three-story townhomes. Two townhome plans with an abundance of variations are available for homeowners’ choice, giving residents the opportunity to make their West Village townhome truly unique. One of the many different variations includes a plan with two master suites on the upper floor. All townhomes have two to three bedrooms and two-car garages. All single family homes and townhomes are built to Monte Hewett’s high standards and to EarthCraft specifications for energy efficiency and air quality.

In the style of traditional neighborhood developments, West Village will include a mix of home styles arranged around a “downtown village” with retail spaces positioned to encourage pedestrian traffic. Sidewalks, green spaces and carefully planned parking will make it easy for residents to walk to the local market, bookstore or neighborhood hangout. When recreation or friends call, neighbors can go to the community pool, spacious clubhouse or relax by the outdoor fireplace.

West Village’s retail component, which is scheduled to open toward the end of the year, will include restaurants, quaint boutiques, a coffee bar, larger shops and even a branch of the Cobb County library system to attract community residents and visitors alike. In all, the community will boast some 1,100 residential and retail units.

Flats at West Village Go On Sale

Well, we’ve been waiting a long time for the Flats at West Village to begin pre-selling. The time is upon us!!! Here’s the basics:

  • Pre Sales start this Saturday, May 13th at 8:00 AM
  • You must have a $2,000 earnest money check or a 10% check if you are buying as an investment property
  • A deposit for 30% of any structural options contracted
  • You must pre qualify for your loan through Ashton Woods Mortgage. You do not have to ultimately use this mortgage broker, you can always choose someone else
  • As interest fot this property is extremely high, you need to be made aware of a few things prior to this Saturday:

  • Once you arrive, you will need to sign-in. This will determine your position in the selection process on Saturday morning. You are required to keep your position in line until the 8 AM pre-sell begins on Saturday
  • If the unit you are interested in is not available when it is time for your selection, your name will go on a list and rotate through accordingly when the next building is released. A 2nd building will not be released at this event, so it may be several months before you are able to get into the 2nd building.
  • Some units have already been sold to employees of Ashton Woods Homes with possible additional sales pending. These will be noted on the homesite sheets posted on Saturday morning prior to opening for sales. It is therefore important that you have considered additional selections in the event your primary preference has been sold.
  • If you are being represented by a realtor, the realtor must be pre-registered with Ashton Woods Homes and be present with you on Saturday morning the 13th. I hope that everyone will use a realtor during this home buying process. I also hope that if you’ve been following the progress of West Village and the Flats at West Village on this blog, that you will allow me to represent you as a buyers agent Saturday morning. I have made plans to attend this pre sales event and would love the opportunity to work for you. Please call me prior to Saturday for any information and to make arrangements for the morning.

  • What’s Going On At West Village?

    One of the most popular questions that I get about the new mixed use development, West Village is “What kind of retail is going to be in there?” Here is what I know:

    1. The only certainty is Blue Moon Pizza. If you are unfamiliar with this local goodie, here’s a link to reviews of Blue Moon Pizza on atlanta.citysearch
    2. There are a number of retailers who have signed letters of intent, but haven’t finalized their leases yet. As soon as they finalize, I will be able to let you know who there are. Until then, we only get basics:
      • A local upscale, handcrafted, men’s shoe store
      • A children’s boutique
      • 2 Ladies boutiques
      • A high end salon
      • A thai restaraunt
      • A sushi restaraunt
      • A sports bar
      • A high end fine arts and gift shop
    3. The first phase of these shops will be open in July or August of 2006

    I’ve got more West Village information to share. The Flats at West Village are part of the condo portion of the mixed use development. Pre sales for the Flats will begin at the end of February or March of 2006. They will be move in ready in December of 2006. The price point will start in the high $100’s. There will be five floor plans to choose from:
